Before you visit any
builder’s model home - STOP!
Don't walk into the
model without representation from a Buyer's
Agent! We can help!
Did you know that once you enter a model home,
and you have no buyer agent representation, over
70% of buyers just assume the sales rep sitting
at the model home can help them with their new
home purchase? Yes, the sales rep is probably
very nice and knowledgeable of the process...BUT,
THEY REPRESENT THE BUILDER...NOT YOU!
The builder is their client. Sure, they can help
you with all of the paperwork, but you are only
a 'customer'...you don't have any
representation. Everything the sales rep does is
based on what's in the best interest of their
client, the builder. It's their goal to sell new
homes for as much as possible and to get you to
pay for options and upgrades that increases
their profit margin.
Would You Represent Yourself In Court?...Even
Lawyers Don't Do That!
Most builders have a policy that your buyer's
agent must be present with you at your initial
walk-through of one of their model homes. So
before you walk into any model home, make sure
you have a buyer's agent with you or at the very
least...have your buyer's agent contact the
sales rep, if there's a scheduling conflict, to
acknowledge that you have representation.
Your Buyer Representation Is Already Included
In The Price!
Did you know that you can get professional
advice and representation from us about which
builder to choose when building a home? And IT
DOESN'T COST YOU AN EXTRA DIME OUT OF YOUR
POCKET! Why? Home builders know that many of
their customers come from buyers working with
buyer's agents, so they already have the fee
built into the price. If you don't have any
representation, they will just keep the fee for
themselves and you'll have to be on your own.
Have You Been Asking Yourself Some Of These
Questions?
Are you not sure which builder to choose? Should
you build a new home from scratch or buy a
Market Home? How do you know when to sell your
current home? Do you wonder if you should have a
home inspection done or wonder what takes place
during it? Are you familiar with the steps of
the building process? Do you know which features
and amenities you should consider in a floor
plan that's best for 're-sale purposes'? Do you
know how much home you can afford? Do you know
the pros & cons to building vs. buying an
existing home? Do you know how to avoid
selecting a bad lot?
